The YUI’s ’Guidgent’ Services
In Japan, brokerage services are primarily focused on back-end procedures aimed at concluding contracts.
The YUI, by contrast, offers time-based front-end support services tailored for international buyers, assisting them through the earlier stages of the property purchase process.
As a “Guidgent”—a combination of guide and agent—The YUI is designed to assist overseas buyers who are considering purchasing real estate in Japan, particularly those navigating the early stages where it’s common to not even know what they don’t know. We support clients from that point forward, helping them reach a realistic and well-informed decision.
Rather than simply introducing properties and navigating the purchase process, we provide a wide range of flexible support tailored to each client's situation, including market analysis, risk identification, and the clarification of priorities.
Clients contract a designated time block (minimum 20 hours), and support is provided on a consultative, ongoing basis according to their needs.

Your support begins after we receive payment.
The YUI’s front-end support is provided on a time-based model, where time is tracked and allocated according to the actual tasks handled.
After an initial email consultation and a service overview, we hold an online meeting before entering into a formal service agreement. Once the agreement is signed, support is delivered based on the client’s priorities—this may include property research, comparative analysis, regulatory review, negotiation preparation, and initial post-purchase guidance.
Time Management, and Remaining Hours

Time used and remaining will be shared with the client as needed throughout the engagement.

When remaining time drops below 5 hours, we will review current progress and confirm whether you would like to continue.

If unused hours remain at the conclusion of your project, they may be applied to post-purchase support within one month after closing, upon request.

Additional Notes and Important Considerations
The YUI’s support services are not limited to basic tasks like introducing properties or arranging viewings. Instead, we provide assistance with decision-making, strategic guidance, negotiation support, and coordination with relevant professionals—particularly for overseas buyers who may find such tasks difficult to manage independently due to language and procedural barriers.
We ask for your understanding of the following points

All services are provided on a time-based basis.
Task selection and prioritization are determined through consultation with the client. -
The purpose of this service is to support the buyer, not to sell property or finalize contracts.
The YUI’s role is to assist overseas buyers with matters that conventional Japanese brokerage services often cannot accommodate. Final decisions regarding purchases rest with the client. Please note that using this service does not guarantee the purchase of any property. -
Legal document translation is not included.
We offer English summaries and explanations of Japanese documents such as sales contracts or important disclosures. However, full translation is not included. If needed, we are happy to connect you with qualified translators or interpreters. -
Matters involving legal advice, taxes, or property registration are handled by qualified professionals.
While we can support communication and document preparation for title registration, we do not provide the registration itself, legal advice, or tax representation. -
Coordination and negotiation with third parties are handled upon request.
Communication with sellers, management companies, judicial scriveners, and renovation firms will be handled upon request. In cases involving complex coordination or prolonged negotiation, additional hours may be required.
Coordination with Brokerage Services
The services provided by The YUI are distinct from conventional brokerage services in Japan. Our support is focused on front-end assistance—such as analysis, coordination, and negotiation preparation—prior to contract signing.
Depending on your situation and preference, we may also assist you as a buyer’s agent for the brokerage process.
In such cases, this will be treated as a brokerage service, and a separate success-based brokerage fee will apply.
When handling brokerage matters, we operate through our RE/MAX office. Please contact us for details.
The following tasks, when handled as part of a brokerage service, are not included in The YUI’s front-end support:

Preparation of sales contracts and important disclosure documents

Legal explanations by a licensed real estate transaction agent

Transaction management from contract to closing
